Payment

Pay 50% when you book. The remaining 50% is charged automatically to the same card 7 days before check-in. Bookings made within 7 days of arrival are paid in full.

Cancellation

Cancel for a full refund any time before your final payment is due (7 days before check-in) using the link in your confirmation email. After that, payments are non-refundable.

When will my card be charged?

50% of the total is charged when you book. The remaining 50% is charged automatically to the same card 7 days before check-in, and we'll email you a reminder beforehand. If you book within 7 days of arrival, the full amount is charged at booking.

How do I cancel?

Use the "manage booking" link in your confirmation email. Cancel any time before your final payment is due for a full refund. Refunds usually appear on your statement within 5–10 business days.

What taxes are included?

Pennsylvania requires us to collect the 6% PA Hotel Occupancy Tax and the 5% Chester County Hotel Room Rental Tax on stays of fewer than 30 nights. These are shown separately in your price breakdown before you pay.

What counts as a holiday weekend?

Long weekends around US federal holidays — for example Memorial Day, July 4th, Labor Day and Thanksgiving. These nights are priced at the weekend rate and require a 3-night minimum stay.

Can I bring my dog?

Sorry, we're unable to accept pets of any kind.

Is the carriage house also on Airbnb?

Yes — our calendars are synced, so dates booked on either site are blocked on the other.
